What You Will Need:
Pictures of listings in your targeted area- Promoting current listings will make you relevant in the current market.
Pictures of Recently Sold Properties in Your Targeted Area– Promoting recently sold properties will give an incentive for your targeted audience to list their properties. additionally, if they sold for over listing price, and you included by how much, that is a bonus. Also, having a targeted area is important so that you can establish yourself as an expert in a specific neighborhood or area. A general rule of thumb is that if you try to target the entire market you will fail to capture any of it.
A Professional Headshot– You are going to need to a professional headshot to include on your advertisement.
A Unique Value Proposition Statement– A value proposition statement is a clear, concise description of what you do and how you do it – It is often less than one sentence long. It should be written in such a way that anyone who reads it can immediately understand the value they will receive if they engage with your real estate service. Value proposition statements are often used in marketing materials, on your website, sales pitches, or in any other context where you want to communicate what makes your real estate business unique.
Canva- Canva is a free, online, and easy-to-use video editing tool. you’re going to need to use Canva to edit and customize the template that we provide you. – Access it here.

Step 1- Download The Advertisement Template
Download the advertisement template from the link above, as shown in the picture.
Step 2- Go To Canva.com
Go to Canva.com and click on “create a design” in the top right corner, as seen in the image.
Step 3- Click "Edit photo"
After you click on create a design, go to the very bottom of the pop-up window and click on edit photo.
Step 4- Upload Template From File Location
Upload the advertisement template from your download folder. To do so, highlight the advertisement template file and then click “Open” in the pop-up window.

Step 5- Click on "Edit photo"

Step 6- Zoom In By Using The Slider On The Bottom

Step 7- Insert Live Listings In The Boxes Along The Top
Download three images of live listings in your targeted area. To upload images go over to the left-hand column and click on “uploads”, and then click on “upload files.” After you upload pictures of listings click on an image of the property and it will pop up on your template.

The image of your listing should appear after clicking on it as shown in the picture.

Step 8- Resize The Images So That They Fit inside The Squares
To resize the Image, grab the image in the top left corner and drag it towards the middle of the photo.

Step 9- Click On The Elements Tab In The Left Hand Column

Search for “Square” and click on the solid filled-in color one, as seen in the photo.
Step 10- Drag The Square Over The Long Rectangle That Say "Insert A Paragraph ExplainingYour Strengths, Etc.
Resize the square by grabbing the edges of the shape and make it cover the full section of the rectangle. refer to the related photo as an example.
Next, click on the rectangle that you just created and you will see a little grey square on the top left of the page. Click on that grey square to make the square of the color of your choice, we recommend white. However, if you have branding colors it is also strongly advised to customize the color pallet of this advertisement to match the theme of your branding.

Step 11- Insert A Paragraph About Yourself And Why Prospects Should Choose YOU As Their Agent, Sell Yourself!
To insert text, click on the text icon in the left-hand column. After you click on text click on subheading.
Where it says “add a subheading,” Insert the paragraph about yourself and then drag it and drop it into the white box that you created earlier. Make sure to format the text so it looks professional.

Step 12- Add Your Headshot
At this point, you should be familiar with Uploading and resizing images in Canva. Having said that, upload and resize your headshot so that it fits inside the indicated square that “your photo.”
Step 13- Add Your Value Proposition Satement & Call to Action To Call You!
Just like how you added a square to add a description of yourself, do the same thing for your value proposition statement. Head on over to elements, click on the solid gray square, choose a color such as yellow, fill in the square so that it is yellow, and then add a subheading and insert your value proposition statement as shown in the related image. And by the way, feel free to use our value proposition statement if you like!
PS) Be sure to include your name and phone number below the value proposition statement!
Step 14- Add Pics Of Recently SOLD Properties!
Just like how you put the pictures of the listings across the header of your advertisement, do the same thing but with recently sold properties Within the vicinity of the area that you are targeting! look at the related image for an example.
Additionally, you remember how to do the squares and insert text now, we are assuming. Go ahead and spice up your advertisement even more by inserting little squares, making them rectangles, and then inserting how much the listings are going 4 across the top and then how much the sold properties sold for. If you’re feeling extra ambitious, you can even put in how much over listing the property sold for to give your prospects a better incentive to work with you over other agents!
